An aging population in the Middle East could push up demand across the region's healthcare industry, but a focus on technology-focused healthcare delivery models, which allow for easier access to medical advice and care, has begun easing the constraints of the traditional delivery model and driving investment in digital healthcare.

GlobalData is currently tracking healthcare construction projects in the Middle East and Africa with a total value of USD 51.61 billion, which includes projects from the announced to execution stages. According to GlobalData, a total of 58 hospital projects are already underway in the Gulf region, worth about USD 37.30 billion and are expected to add around 40,500 hospital beds to existing capacity. Saudi Arabia leads with the highest value project pipeline, with a value of USD 16.6 billion, equivalent to 44.5% of the GCC total and 32.2% of the regional total.

The overall project pipeline is led by the execution stage, with a total value of USD 29.44 billion, followed by projects in planning with USD 12.41 billion. Projects in the pre-execution stage amount to USD 9.2 billion, while those at the pre-planning stage total USD 577 million. Assuming all projects proceed as planned, spending will reach USD 8.4 billion in 2018 and USD 9.2 billion in 2019.

The highest placed African country for project values is Ghana, with a value of USD 2.2 billion followed by Kenya with a value of USD 1.47 billion.

At a size of 500,000 sq-m, Riyadh Security Forces Medical City is the most significant healthcare project undertaken in the Middle East. The highest value project in Africa is the USD 650 million Abuja Medical City Development in Nigeria.
